What are the steps to secure a renter when they are ready to rent?

Once a potential renter contacts you, here are some steps to help you move forward.  

1.      Pre-Qualify Renter – Have an actual conversation with the potential renter.  Some may request a tour of your property.  Find out the basic questions such as:

What are the dates they need housing?

How many people will be occupying the property?

Do you they have pets?

Why do they need a temporary stay in this location?

Who is financially responsible for monthly payments to you?

1.      Application—Process a credit/background check on the potential renter. This can be done by setting up an application on SmartMove Transunion: https://chbo.mysmartmove.com/. The renter will pay $47 for the application fee directly to SmartMove.

2.      Once the applicant accepts the request, you will receive credit / criminal history information and leasing recommendations to assist you in deciding whether to accept or decline the applicant.

4.      Payment Collection—Make arrangements with the renter to secure upfront and future month's payments.

5.      Arrival & Departure—Many owners purchase a lock box for the door or meet the renter and have a pre-arrival inspection.  CHBO recommends doing a pre-arrival inspection of the property.
